Other landlords just simply want to be detached from the management of the property and feel happier for an agent to look after it. Suitable for overseas and out of area Landlords, or those that are otherwise busy with every day life and prefer to pass all responsibility to an agent

• Guaranteed Rental Income for the first 6 months from Tenants moving in date.

• Comprehensive referencing and credit checks of prospective Tenants and where necessary additional security would be requested by means of a guarantor.
• Monthly rental collection.
• Detailed rental statement to Landlord.
• Carrying out regular inspections of the property.
• Arranging EPC, electrical and gas safety checks and certificates.
• Accompanied viewings.
• Preparing, serving and signing of the Tenancy Agreement on behalf of the Landlord.
• Utilities notified.
• Registering of deposit with the Tenancy Deposit Scheme.
• Preparing inventories and schedule of condition.

STANDARD MANAGEMENT SERVICE

Designed for hands on Landlords who would prefer to deal with their own contractors for maintenance and repair issues and who like contact with their Tenants.
Suitable for experienced local landlords who prefer an agent to deal with initial tenant contact and rent collections.
