Our three tierd fee structure is simple and competitive, whilst our service is professional, comprehensive and tailored to suit the needs of the individual landlord. We are an independant privately owned agent which gives us the flexability.

Some landlords try and manage their property whilst living out of the area and sometimes reside abroad and often feel detached from their investment, unable to deal with simple management issues such as general maintenance and repairs, or the remarketing of the premises when a tenant leaves. Other landlords just simply want to be detached from the management of the property and feel happier for an agent to look after it. While others want a more hands on approach but don't want to get involved in the rent collecting. We understand this and our levels of service are designed to make you feel relaxed in the knowledge that you are employing a professional and competent agent, who really cares about the things that concern you.

Designed for Landlords who wish to place all day to day management of the property throughout the tenancy to the agent.
Suitable for overseas and out of area Landlords, or those that are otherwise busy with every day life and prefer to pass all responsibility to an agent

• Free valuation and advice for Landlords on rental income.
• Guaranteed Rental Income for the first 6 months from Tenants moving in date.
• Full colour web and paper advertising and general marketing strategy.
• Comprehensive referencing and credit checks of prospective Tenants and where necessary additional security would be requested by means of a guarantor.
• Monthly rental collection.
• Detailed rental statement to Landlord.
• Carrying out regular inspections of the property.
• Arranging EPC, electrical and gas safety checks and certificates.
• Accompanied viewings.
• Preparing, serving and signing of the Tenancy Agreement on behalf of the Landlord.
• Utilities notified.
• Registering of deposit with the Tenancy Deposit Scheme.
• Preparing inventories and schedule of condition.
• Final inspections.
• Co-ordination of repairs and maintenance to the property using our maintenance contractors.

STANDARD MANAGEMENT SERVICE

Designed for hands on Landlords who would prefer to deal with their own contractors for maintenance and repair issues and who like contact with their Tenants.
Suitable for experienced local landlords who prefer an agent to deal with initial tenant contact and rent collections.
